Let's get some real freedom together. All right, welcome everybody to another episode of REL freedom stories. And today is a pretty cool day. We've got Brian Luebben here, and Brian is actually going to talk about how he's been able to make money in real estate and make money through some other ventures, which has now afforded them the opportunity to go travel the world. And that's the type of freedom that we're talking about here that that we want you guys to get excited about and to be able to pursue so.

 

Mike Swenson 

So Brian, you're going to be headed to possibly Greece, we know there's a few things happening in the world right now. With Greece is the plan for six to 12 months, otherwise, possibly Brazil, but all this is because of what you built, which started through house hacking, and you know, buying a property each year house hacking that. And then you have a podcast, the Action Academy Podcast, and you've earned some money through affiliations and some other opportunities there, which we'll talk about. Totally and about $50,000 a month for you. And you're how old?

 

Brian Luebben

  1. So 27 travel in the world. $50,000 a month in income coming in. That's pretty, pretty phenomenal. So welcome to the show. Brian. We're so excited to have you.

 

Brian Luebben 

Thanks. Thanks, Mike. And yeah, all of us just made up. I just pay I just Venmo Mike $30. Before to say that will buy Oh, no, no, that's fantastic.

Oh, perfect. Yeah, no, it's, it's a really, it's a really cool life that I've that I've crafted. And if it's cool, I'll let you start. And you can start this wherever you want. But here's the message I want to begin with. And it's when I went to Italy to travel for me. So whenever I'm talking about travel, for all of you listening, whenever I speak on travel, that is what fires me, Brian Luebben up, use travel, as whatever fires you up, if you have young kids, if you have a family, if just having more time with your kids is your travel, just plug and play, replace what I'm saying and just use whatever your passion is. But for me, traveling is my thing. It's my significant others thing. That's what fires us up more than anything in the world.

 

Brian Luebben 

So we were in Italy, and we went to see the Sistine Chapel. And it's all it and that was a bucket list item for a lot of us. And if you go out the door, the back right door of the Sistine Chapel, you're looking up at the ceiling, you go through this back right door, and there's a staircase that goes all the way up to the top of the basilica de San Patrone, or whatever. It's St. Peter's Basilica. And it's a really narrow staircase. And it's it's difficult even for us to climb in good health. And it's really it's like shoulder width, very narrow, very winding, it takes probably 20 30 minutes to climb to the top. But if you get to the top, you see all of Rome in the most beautiful view of your life. And throughout this journey on the staircase, there's all these different areas to stop and to be able to turn around and go back down. Because a lot of people are unable to do it. So as I was climbing that staircase, I saw a lot of people that just could not climb the staircase, like they had spent their entire lives probably saving and getting to the point where they were ready to go retire.

 

Brian Luebben 

And they were 60 in their 60s and their 70s and 80s. And they just physically couldn't do it. So at that point like that was a game changer for me where I was like hey, I'm not delaying this into some day that's not promised I'm doing this now and come hell or high water I'm making it happen and like that's my kind of origin story with how I took this from like a nice to have to need to have

 

Mike Swenson 

well and it's cool to hear your youthful energy and and to hear that because we were talking before we started recording and I was saying how you know what, what really kind of inspired me to start the podcast was you know, being in the kind of the residential sales industry of real estate and you've got kind of your your typical agent. So many people have all the knowledge or the experience all the connections in the world that they could ever need to build wealth that you're building, and they just don't take action.

 

Mike Swenson 

And so you've got all these people that wish they would do something they just need to meet a couple more people or just need to learn a little bit more before I start my first you know, my first rental property or my first house hack, and here's somebody like you that just dive right in and in look at where you're at versus you know, somebody that is just kind of going to a traditional state I was just using real estate as a sales business, whether I'm selling copiers or whether I'm, whether I'm selling widgets, or I'm selling houses, you know, my just making my $50,000 a year in my job, you know, but you see the opportunity of it's so much more, there's so much more that you can build and grow and exponentially grow than just, hey, I'm selling in houses. And after December 31 of this year, I'm back to zero again. And I gotta go do that. Do that again. So it's cool to hear how you've built and grown something so successful so quickly.

 

Brian Luebben 

Yeah, I appreciate it. It's all about, it's all about putting yourself into rooms with people that are stretching the impossible. It's kind of what I call it. So it's like, I'm in a lot of rooms with mentors, and coaches and people that are doing huge things like, you know, like people that are worth seven, figure eight figure nine figure entrepreneurs like, it's like who I'm with and talking to every single day, you talk to a guy that's a nine figure entrepreneur, he views life differently than normal people, a seven figure entrepreneur views life differently than people. In the beginning, you think $50,000 a year salary like Job, it's a good paying job, I should just sit here and be grateful for this. And gratitude is fantastic throughout the journey, never lose the sense of gratitude. But just know what's actually possible out there because Tony Robbins talks about 72 degrees of freedom. And 72 degrees is the worst place you want to be because it's your comfort. It's like it's not too hot. It's not too cold. It's it's nice.

 

Brian Luebben 

So I was in a, I was in a W two sales job, I was making six figures. That's why I started at a college. And I like I could have just stayed there and done that. But I realized that like what was nice, it's like, I want to stretch my impact in my ability and just go for it. Because like you made a comment about my youthful energy, I want to have this youthful energy at 70. Like, that's how that's how we win. And it's like, I'm here to try and fail and try again and fail again and try. It's like, I will be on my deathbed. And I will be able to say hey, like, I, I gave it my all because the pain, the pain of discipline is way better to manage than the pain of regret.

 

Mike Swenson 

Well, and I heard in a podcast, within the last couple of weeks, just talking about how, you know, we've changed as a society in terms of healthcare. So a lot of times, you know, you think about the baby boomer generation, you know, they might have thought like, wow, I'm gonna live to be, you know, 6070, you know, 70, to whatever that average age is, well, we've come along a long ways in terms of health care, and people can live a lot longer. So you know, where it was just work for a little bit, and then try to enjoy that time of retiring. You know, you have the opportunity where, you know, in your 20s, and 30s, and 40s, and even your 50s, like, you're just kind of getting started because you can live into your 80s and 90s and 100. It's a lot more likely than, you know, hey, I got 270 It was a good run. And so there's a lot more time where, like you said, fit fail forward and be able to figure it out and learn and grow and adapt. Versus Hey, I have this short career of working. And if I screw it up, it's going to, you know, inhibit my my retirement, you've got a lot more time to figure it out and be able to see that hockey stick exponential, exponential growth.

 

Brian Luebben 

Yeah, I completely agree with that. But also, the advice that I got was to sprint marathons. So life is a marathon, right? But you can't, you can't just operate. You can't operate like some 40 years down the path. Like I could get hit by a car tomorrow. I'm sorry. Like, I have friends that happened to like, I had friends that were killing it. And you know, drunk driver boom. 30 years old, gone. Done. And we all have people that we know that were died too soon. 4050. Like, and yeah, like, I'm a David Sinclair disciple now. So I'm like, Hey, let's go from 150. Like, let's, let's go because and, you know, 80 years, let's see what the technology looks like. But it's like, in the meantime, it's your sprint marathon. So it's like you work really, you are aware that life is long, but you treat it as if it's short. So every single day, you wake up, and you say, This is my last day on earth. And this goes back to like stoicism in ancient Greek philosophy is like, this was my last day on earth today. How would I view it?

 

Brian Luebben 

How would I How would I do it? How can I call this day a win win if you take it day by day, week, by week, year by year? Like that's how you win is you you work to your peak efficiency, you sprint rest, then you sprint and rest, sprint and rest. Like, that's how you get further because for me, like I'm financially, I got baseline financial independence through my house hacking. And so at 2627 Yeah, that's a 26. I got that. So I had three 4000 coming in. So at that point, I can take risks that other people can't take. And then that's what brought the rest of the income because I can take bets on myself because I'm not worried about where the income is coming in. And like, I can do podcasts like this, I'm still a W two employed, but like, I can do podcasts like this, because what are they going to do fire me they don't listen to podcast and work and W two. Like they're not doing it.

 

Mike Swenson 

Let's dig in a little bit to to kind of how you got started. So you got started with House hacking, kind of how old were you? And how did that that first start out for you?

 

Brian Luebben 

House hacking, I was 2424 25 I was making six figures as a sales rep. And for a fortune 500 company. And then I realized that I was worthless. On paper, I understood, I finally learned and understood what the concept of net worth was. And I realized that when everything that was coming in was going out. And I had no assets. So I said, okay, cool, how do I get assets. And then I heard about this thing called House hacking through bigger pockets. Okay, cool. I'm gonna do that. Everyone told me how dumb and stupid I was. And that was back in 2019. And that was the perfect time to buy a house best investment of hundreds of 1000s of dollars of equity in the house. And I bought the house 3% Down 3.75% interest rate bought it for 276. And now that house is worth in the four hundreds and it's been cash flowing like $1,500 a month and now it's going to cash flow more because I'm gonna up the rents to market rent. But I do split level houses. Well I did after this one is my last house hack after this I'm going to I'm going to be done with it.

 

Brian Luebben 

But for at least for the time being, but I do split level houses five bed four bath 1970s with an in law suite with a kitchen. So if to build a kitchen you need to spend like $20,000 So you don't want to do that you want to find a house with two kitchens, which you can find on the MLS because nobody else is looking for a house with two kitchens, they don't want that anymore in the 70s it was normal for your parents and in laws to live that's what's coming in last week. So you can scoop those on off the MLS that's what I did for these two. And so you buy them separate entrances and then you just can't you just basically wall off or lock up the the separator between the upstairs and downstairs like that staircase either. I've got one that's walled off one that's just a storm door that's double dead bolted and just rent them out of separate units. Now I need to make sure the zoning allows for that, but I haven't had a problem with it and you can rent both units out and just run it as a duplex.

 

Mike Swenson 

Yeah, so when you got started with that did you have to do a lot of repairs to update it then before you rented it out or was it pretty much turnkey ready to go

 

Brian Luebben 

one so like how I do it is like I have the upstairs look like an HDTV wet dream. So it's like the upstairs will always look super nice downstairs normally needs a bit of work. So my upstairs I always want to be the moneymaker those are that's what's going to cover my mortgage and give me maybe like cover mortgage and expenses upstairs and that's gonna be the main unit and then the downstairs is just ancillary cash flow so only big renovations I've had to do besides just like standard bike rental property like Water Heater going out fridge going out stuff like that is I had to build an extra laundry room so you need two laundry rooms. So I had to build an extra laundry room upstairs and that was about $5,000 But my total investment for the first property is 27,000 and that was with down payment closing costs and doing the renovations so the cash on cash for that it's like 200%. It's ridiculous

 

Mike Swenson 

so then you stayed in the lower level the not as nice level and rented out the nicer level to get to get more money.

 

Brian Luebben 

Yep. And then next year did the same thing bought another house did the same thing. Live in the basement.

 

Mike Swenson 

So alright, so you've got two two properties that you've house hacked. You're you're living in the basement of property number two, you've rented out the first one completely you've got a tenant upstairs. And then now you launched your podcast right and that's been a significant source for income for you as well.

 

Brian Luebben 

Yes, so I was part of this mastermind group GoAbundance and I was in the group and you know Brandon Turner a lot of the bigger pockets guys are in the group and basically all the bigger pockets podcast. Yes, we're in there. And you know a lot of people in their high level entrepreneurs running their own shows and I had a limiting belief that until I had 100 units, I had no value to add. But then I realized that my suit Power was my connections and my deeply rooted like authentic relationships with high level people. And I said, you know, like, I could like I've got enough guests because a lot of people have a problem getting guests on the show. I was like, I've got enough guests to do this thing without even trying to get a guest for like the next five years like, so it started as a weekly show, then it evolved to twice a week and now it's three episodes a week, because I just was so backlogged on content that I had to keep producing. And these guys are seven figure eight figure I've had a couple of nine figure guys 100 million dollars plus Come on.

 

Brian Luebben 

And it's like, that's kind of the status quo. A lot of them are eight figure nine figure. And the niche that we feel with that show is that the first half of the interview, were like the back half the interview will talk about like the business and like whatever business they're doing, if it's flipping multifamily, Airbnb, self storage, you know, different businesses, Bitcoin, crypto, whatever you whatever have you, the back half is business. The first half is like the intangible principles, that the nuance that it's skipped a lot. Because you can listen to a podcast about, hey, here's how I, you know, me, here's how I house hacked, you know, to baseline financial independence to take some really big bets. But the ideas and the mindsets that you get from the from these gentlemen is more valuable to be able to apply than the actual strategy, because the strategies are easy. They're all over Google, the mindsets, not mindsets, 90% of it. So yeah, I did that created the show. And then I had a couple of different like high ticket services that I do, personally, including the mastermind. And then I just approached him I say, hey, like, let's just throw a link up on the show.

 

Brian Luebben 

And then whoever listens like they sign up the link, I get 15%. So that's what we ended up doing. And the show is not like massive yet. The goal is 1 million downloads this year. So I started over, so I'm about to hit 10,000. So I gotta figure out how to 100 exit. But it's a people that listen to it are all like high level people. So they all were purchasing everything that I was throwing up. So it's like I make affiliate Commission's off of that. And then based off of that, I've got another couple that's like two sources of income. And then I've got another two sources that started that were direct results of the show, working for my mentors, doing some ancillary commission only stuff for them. But now I can take that bet. Because I don't need a base salary. Like I'm good. But now that's resulted in like, buy the worst month, like for the last four months, and like 40,000, and now it's getting up to 50. And plus, I'm trying to figure out how to make it 100. But that's gonna be a matter of scale. So, yep, that's the podcast, man. And this was started in October. So like, I don't have millions of downloads,

 

Mike Swenson 

the value of being around great people. And the value of being around big thinkers really helped you to open up your mind. When did you get the idea for the podcast,

 

Brian Luebben 

I was golfing with some mentors. And he was like, as I do, I didn't eight figure guy he's buying like 30 houses a week, and flipping them. Then in Burnham and keeping them keeping half of them in his portfolio as rentals and golfing with me. It's like, I didn't know you five months ago. Now you're one of my good friends. He's like, you've got a knack for connecting with people and like forming relationships. And he's like, You need to start a podcast. It's like, you'd be grand on a podcast. And I'm like, Nah, like, I can't, I don't have anything to offer. And then he was like, that's the most selfish thing I've ever heard. It's like you're letting your own ego get in the way of all this information that you're receiving, and you're not sharing it with anybody. Ooh. So that hit me like a sack of bricks between the eyes. And I was like, Cool from now on. There's an analogy, right?

 

Brian Luebben 

That says, like, you have your cup, and then it needs to be full before you pour into others. So it's like you have to be you have to make sure you're taking care of before you pour into others. I tell my girlfriend that all the time because she used to just be a giver and giver  giver  giver  giver  so she had nothing left in the tank. But now the mindset shift that I've had that led to the podcast was you take that cup, you cut the bottom off the cup. So now all the abundance and all the information gets poured into you, you're just the vessel that pours it into everyone else. So it flows through you instead of into you. So that mindset shift and that's what I would tell everyone listening to this like, this is a podcast about House hacking, I guess in real estate but like just think if you want to make wealth in this world, you can be you can be rich Thinking about you, but you can't be wealthy until you think about everyone else.

 

Brian Luebben 

Because Zig Ziglar said, The only the fastest way to get everything you want is helping as many people as humanly possible, get what they want. So if you change your questioning and change your mindset to how can I provide the most amount of value to the most amount of people as possible? That's where the universe God, whatever you call it, or him, rewards you and starts giving you all this information abundance, because they're like, oh, okay, cool. I give it to this guy. And 100 people are benefiting from it. I give it to this other guy down the street. He just hoards it. And I've seen it sounds woowoo. It's up in the sky. But I'm just saying it works. It works. And I'm an example of it. So that's why I go on these podcasts and kind of share the word because this applies to everyone doesn't matter where you're at, in your journey.

 

Mike Swenson 

So now you've got you've, you've found a way to make money. You've talked about your, your love for traveling and how that fuels you. So yeah, let's talk about your trip a little bit coming up. You know, what, what are you looking to do? And then moving forward after you guys get back? Where do you see your your career going? And where are your next steps?

 

Brian Luebben 

Oh, man, I'm not. I'm not delusional enough to forecast that I have no idea. But what I do know with a certainty is that when I, when I do this trip, I'm gonna come back a different day. For the better. I know that because it's all about the intentions that you place. And I think Tony Robbins talks about being in a peak state, and being in the grateful state, and that's where magic happens. And that's where I'm gonna be, you know, I'm going to place myself and peak states, I'm going to take away all the half to dues of my life. And just delegate amount. I've got a full time assistant. Now, Sarah, that's one of the ones that reached out to you. She's my chief multitasking officer. And so I'm gonna delegate everything else out to her that I don't want to do and just focus on like, what's next? Because investing wise, like, No, I don't have a massive portfolio yet. You know, I will. But right now, I'm so focused on this first goal of travel that I know that I will figure it out the next rest of the path throughout. But right now, the idea is Greece for a month or so.

 

Brian Luebben 

Like I said, who knows? So the idea, if I were to give it a shot would be Greece for a month, maybe Italy for a month, maybe Spain for a month, maybe go over into Japan, go back to Brazil, where my girlfriend's family is and stay in South America for a while and then head back up. Maybe travel around America for a bit get California. I don't know. You know, maybe we fall in love with a place maybe we end up living at Lake Como Italy for two years. I have no idea. But I'm okay with whatever comes. Yeah, I've given up my need for control. That was one of the things I had to do through coaching.

 

Mike Swenson 

Yeah. And are you still planning on doing your podcast through that? Oh, yeah. You have? Oh, yeah.

 

Brian Luebben 

Oh, oh, my god, it's so all of my remote. So this was my limiting thing with the travel right is like, if I go travel and do this stupid trip, I'm gonna fall behind all my friends that are working their tails off, and I'm gonna be behind. And No, instead, like, all of this income, that I've gotten these remote positions that I've got now, I love them. I love this. I'm never gonna stop this. This fuels me. But the only difference is like this background is going to be different. Like maybe I'm over in Greece, maybe I'm in Italy. And I've got a different background with maybe a little bit crappier of an internet connection. But like, what a story to tell, like, somebody gets on a call with me and says, Why should I join go abundance? I'm like, Dude, I'm Greece. That's enough, because of them. So yeah, I'm gonna do the podcast, and I'm gonna have updates on the show. I'm gonna be like, hey, recording this live from Turkey recording this live from Portugal. And that's my vivid vision. So it's gonna be so much fun, man. It's gonna be awesome. And the time difference is super, super cool.

 

Brian Luebben 

Because now from 6am till 2pm Me and my girlfriend just gonna have just us time because America is asleep. So we're just gonna go like we're I'm like, Baby, we're gonna go on walks and just talk and think about life and be grateful and just general gratitudes and do all of our business within these hours before America even wakes up. And then at two o'clock, America wakes up and then we do what we have to do from business perspective. Then by that point, we've already had our entire day. Maybe we went swimming in the morning already got our workout in just like nothing and then we'll come back, settle down, have some have some babies do the whole do To the whole shebang.

 

Mike Swenson 

Yep, that's awesome. Anything else that you want to share? Just because you have you know, gain this this wisdom from all these high level thinkers and and you know successful people in real estate what what else do you want to share with with people listening this episode.

 

Brian Luebben 

last quote plant trees manage orchards. That's the secret to wealth building. So whenever you're planting a tree, you have to make sure that it's in fertile soil, you have to make sure that as it's growing up to be a sap sure that a storm doesn't wash it away, you have to make sure it's got its water, its protection, until it grows into a big strong tree. And then once it's a tree, then you can go focus on planning other seeds. And then you plant other seeds, plant other seeds, and then all of a sudden you have an orchard. And then when you have the orchard, you hire somebody that watch over the orchard to pick the apples for you. That's all of wealth building on one analogy. So plant your seeds, plant your seeds, this is all a time game. So you plant your seeds as many seeds as possible by the end by the income producing property, build the business podcast is the seed my rentals are each one of those is the seed every business that you start or buy as a seed, plant these little seeds and then as soon as they're grown into a tree, like my rentals are now, like the podcast is going to need me to be with it. But the rentals are a treat on their own.

 

Brian Luebben 

They're already doing it on their own. So I just hire someone to manage those and move on to plant more seeds. Like that's how you get nine figure. Like that's how you do it. So and that's the advice I got from nine figure guys. So I do that. Simple, right? Yeah, it really is that simple. Yeah, just view every single property every single, every single passive income machine, business, anything, just it's a seed, you plant the seed. And then but that's the key is you have to hire other people to manage the orchards. Because if you're stuck on that one thing the entire time, you can't move on to the next thing.
