I'm looking for somebody that has an actual track record online that I that I know has sold enough properties that it makes it worth it. It has a marketing plan in place in this school district, blah, blah, blah. Like I gave it a whole bunch of detail. It gave me three people in the whole community. That's three out of hundreds of realtors in my community. Three. If you weren't in the three, I probably wasn't even looking at you. I didn't even know you existed.

And today's episode is going to be an amazing one that everybody, regardless of where you're at, needs to listen to because we're going to talk a lot about AI. And we've got the AI Jedi, Corey Long here. Corey works with Y Rock Consulting, that's his firm. Y Rock is just Corey spelt backwards. And so we're just going to talk through digital marketing, real estate, search, Google, AI, Chat GPT, everything that you guys can think of, gonna completely blow your mind. Corey, we're so excited to have you on the show. And uh we're just gonna sit and learn and hear the master talk.

Dude, thank you so much for having me on today. I I learned a lot about you and what you're doing. It sounds like you guys, it sounds like you've got a kind of a varied history and past, just like I do, the work you've done, the things that you're doing now, which is kind of exciting. Uh, you know, we do what we do now because we want to make impact, we want to make change around the world, right? And so uh we we do a lot of nonprofit stuff, we work with a lot of different people uh doing things that are kind of behind the scenes to help grow things that are gonna make real change in the world, uh, from digging wells to to buying buses for ministries to doing all kinds of craziness. So uh man, I love I love meeting people with kindred spirits. So uh thank you for having me on. I I am super excited about the shift that's happening. I just did a live a minute ago talking about this to my audience. What people don't realize right now, and you and I were just chatting about this, whether you're brand new coming into real estate or mortgage or investing or whatever it may be, any I you maybe you own a boutique or you it doesn't really matter what you do right now. You're a pool cleaner, it does not matter. Like if you require or you rely on anybody to find you online right now, the the world is shifting and it's shifting really, really, really quickly. And so right now they're estimating any search that you do on Google, about 40%-ish of those immediately your AI overviews. And in an AI overview, it's only going to mention maybe three, maybe five companies. And I just did a search right before we got on from another company looking at something else. The the five companies that it mentioned inside of AI overviews aren't the five companies that are mentioned in a chat GPT. And so if you look right now, they're saying that chat probably owns about 80% of all of the actual like local type searches for the LLMs that are out there. So right now, Google still owns everything to do with normal search engines. Chat pretty much does the same as far as the LLMs that are out there, um, the actual AI models that are out there. And so it's kind of fascinating because people are starting to go to chat, they're doing a search and they're looking for some. So I'll I'll get I told you a minute ago, I'm gonna give you an example. So I was looking at selling my house and I was like, you know what? I'm kind of curious. Like, how if I was to go find a realtor for my house, we live in a kind of a unique property. It's got a couple acres, we're in a really good school district. Uh, we have a mother-in-law suite, we have a barn, uh, we're out in the country, so people could have a horse or a couple cows or I don't know, whatever they wanted to have here. Um, and we have a big, massive pool and a hot tub and a bunch of just weird stuff, right? And and it's priced kind of in between. It's it's out of the range of a lot of people, but it's not the million-dollar homes in Lubbock, right? And so uh where I live. And so I started looking at chat and I I I just started having a conversation with chat, which this is what's be this is literally what people are doing now. My guess is a lot of your audience, they're already moving this direction. So they you can think about how your search habits are already shifting and changing. I went on and I said, okay, I want to sell this type of home at this price point. I've got these amenities. I'm looking for somebody that has an actual track record online that I that I know has sold enough properties that it makes it worth it, has a marketing plan in place uh in this school district, blah, blah, blah. Like I gave it a whole bunch of detail. It gave me three people in the whole community. That's three out of hundreds of realtors in my community. Three. If you weren't in the three, I probably wasn't even looking at you. I didn't even know you existed, right? So I start doing research in each one of them. Well, why these three? So I start asking chat. Now, here's the crazy part about chat. Chat makes stuff up, chat like hallucinates, it does all kinds of craziness, right? And and it's gonna do that for a while. It may do that for a long time. I don't know. Right now, I heard of a a doctor that actually just made up a bunch of like false allegations and stuff about the other day, and this guy lost his like medical license over it. Like it just chat made up a bunch of junk. So realize if you're not feeding chat and giving chat and AI overviews the things that it needs, it's just gonna go figure it out, and it may piece together stuff from other Mike Swensons that aren't even you to say who Mike Swinson is or Cordy Long is and it just may put that out there, right? And so I was looking, I found my three, I started digging deeper. Who are these people? Show me what they do online, what kind of marketing, how many houses have they sold? Because all that stuff's public, right? I mean, you can go and find anything you want about pretty much any realtor or investment or whatever, as long as it's a something that's out in the public, right? And so uh I I literally kind of found all that, and then I called the guy that I kind of settled on, and that's my realtor now. And I found him through chat. I never even went to Google, didn't even I could care less about what anybody said on Google reviews or any of that stuff. I was more worried about seeing what all and I did some deep dive in chat to figure it out. I think this is where things are heading, is we're looking for answers. We're not looking for a search or a bunch of different things to look at. Like if I was looking for an apartment investment, right? I'm gonna go dig. I'm gonna go, hey, I'm looking for this kind of return. I've got this much to invest. I'm looking for somebody that's got a track record that can show me that they're making the moves that I want to make and blah, blah, blah, blah, blah. Right. Um, so I would go through chat and I'd look at that. AI inside of Google is doing the same thing. It's using Gemini to pull those AI overviews and it's doing the same thing. What's funny is people don't realize this. In Chat GPT, if you're using free chat, it pulls a lot of information from Google. If you're using paid chat, it pulls a lot of information from Bing, which is hilarious to me because people don't even use like people don't even probably know what Bing even is. And that's because Microsoft owns Bing and they put a ton of money into chat, and so they want chat to pull from their resources. So if you're an agent, if you're a mortgage person, if you're looking at anything right now online where you have a Google business profile, you also need to have a Bing profile. It's really easy to set up. Same exact process. You'll get a postcard, you can set that up. But those are the kinds of things that you have to start doing if you want to have a presence across not just Google anymore, but in these other places. So I'm finding it like it's crazy, man. I've been teaching different places, and I was telling you before, I've been in front of a KW group here recently. They're gonna have me in front of all their regional leaders. Um, I got in front of another big brokerage that's here in town and and kind of did a little bit of a class with them. It fascinated me how far behind all of these realtors and brokerages were. Like they're they're really not doing anything that has to do with anything to do with AI. They're learning how to prompt. Guys, this was like prompting was a year ago. Like, let's be honest. Like, if you're not working with prompts on a daily basis right now, you're behind. You don't know how to prompt AI, you're behind. Like, so we're on the cusp of this thing. So whether you're brand new or you've been around 30 years, everybody's on the same playing field.

So, out of curiosity, then, uh, when you did call your agent and talk to them, um, I'm assuming you told them how you found how you found him. And and out of curiosity, like, what did he do, if anything, to try to be the agent that was listed or just nothing. Nothing. So it was just a fluke that was a fluke. Yeah.

Cory Long

This is what I'm saying. Like right now, there's no one really out there that is actually doing the things that are needed to get into AI. Like, there's very few companies that are even doing what we do. There are very few people even talking about what we do. A bunch of them are going, they're basically looking out in the garden and they're going, there's no weeds, there's no weeds. Like they just want to live in the past of SEO and say, Well, oh, it's just SEO. No, it's not. Like, it's I've been doing this along. I have uh one thing that I do is I teach. I have training courses to teach this stuff. I've been teaching for years. I've got I've taught over 5,000 marketers around the world how to do marketing online for lead generation. I've got a little experience, right? And I've done a little bit of this stuff. We've outranked the IRS, we've done all kinds of craziness. With that, I can tell you that this is very different than doing typical SEO. You it's it's an everywhere kind of thing. You want your brand, your name, your product, your services. So that means you could generate leads for your brokerage, you as an individual realtor, for an investment that you're doing, for your mortgage cover. That could that means you can literally create leads for any of those by creating enough presence online where your brand outshines the other brands. And that brand could be a multi-billion dollar brand and it doesn't matter. That's the craziness right now. You could show up ahead of all of these other syndicates for apartments because it's an even playing field right now. It may not be six months from now, but it is right now. So get in while the getting's good, right?

Mike Swenson

Kind of break down then for people, probably people that are don't have a great sense of how to use chat GPT, um, what the prompts are, that kind of thing. How do how do you get started on that? Let's let's just say as an easy it's an easy example for somebody to understand a realtor, right? Yeah, so let's just say I'm a realtor, I'm newer, or I haven't done anything really as it relates to chat GPT. What are kind of those those first steps or those first thought things to get things going?

Cory Long

Yeah, here's probably the very first thing I would tell anybody to do that's listening right now. I would get the app on your phone and then I would talk to chat. I wouldn't even, I wouldn't even try to prompt, I wouldn't do, I would have a conversation. I would open chat up, it's got the ability for you to talk to it and it'll have a conversation with you. Mine's an Australian woman. Have no idea why, but it just is. I don't know, maybe everybody's is. I don't know. But mine's an Australian woman. And so she and I have this conversation back and forth, and um, and and she'll talk to you, she'll commute, like she'll have a whole conversation with you. And so the very first thing that I would ask it is, what do you know about me? So you would go in and go, hey, chat, like you would just ask it, hey, what do you know about Mike Swinson and my investment firm in you know Minnesota? Right. And you would literally ask it what it knows, and then it's gonna go out and it's gonna start to look and find whatever information it has. Now, it it may go, I have no idea who you are. Okay, it may go out there and find other people with your name. Like we're dealing with one guy right now, his name's Calvin Johnson. Guess who shows up for everything that has to do with him, right? Because that's a pretty popular name for a football player. And so, um, so we're having to kind of overcome that because this guy's a medical doctor, right? So there's things like that that you need to look for and see. Like, who do you think I am? Who, like, if you got a business name, brokerage, mortgage firm, whatever it is, put that name in, talk to chat, just have a conversation with it, like you were having a conversation with you and me right now, and just see what it says about you, and then ask questions. So you're gonna want to know like who am I? What do I do? Ask it. Like, what do what okay? So, what does Mike Swenson do for a living? Like, what does he offer? Where does he offer it? And then ask a few questions about like to detail it down. Like, who does he offer it to? Like, who is his detail, like who's your audience? If you can answer those, get those four questions answered through chat, then you're doing pretty good because it can go out and find enough information about you, right? So instead of worrying about like a year ago, there's all these prompt books and this and that, and you're still seeing all these guys try to feed off of this killed that, and that killed this. So you need these prompts, and these seven prompts are the you know, they're gonna unlock the world, and I don't know. I it's stupid to me, but it's a game that's being played right now. Uh just have a conversation with it. Like, just start by having a conversation with it, talk to it, tell it what you're doing, tell it what you want to know. Then look for the sources. So once you've looked at chat and you've started to look, it's gonna give you sources that that are pulling from places. So if I wanted to, like, let's say I was in your area and I wanted to become the guy for uh apartment syndication and I wanted everybody to look for me for my investments, right? As the guy to go to when I'm I'm looking at putting 10,000, 20,000, 50,000, whatever into an investment, right? Then I'm gonna want to go in and ask chat about, okay, now that I know that what it knows about me, now I'm gonna go ask it the specific questions I'm looking for. So I've got$10,000, I want to invest it, and I'm in this market, and I really would like to look at apartments. I don't know anything about it. Like who would I talk to? See if it pulls you up. And if it doesn't pull you up, then ask why didn't it pull me up? Right? So use chat to tell you what's going on. As you go through that process, you're gonna find out really quickly that chat loves uh certain what it calls sources or citation sources. AI is the same way in AI overviews. And it doesn't, by the way, guys, it doesn't matter if you're using Perplexity, Grok, Claude, pick one. They all work the same exact way. It doesn't matter. Chat's just the most used right now. AI overview is still the most used on the other end of that. Um, but start to ask and then look at those citation sources. So let's say right now, it's kind of wild, man. Uh, if you really want to start to get seen out into the space, you need to have other people talking about you. So uh I would get I and I told Scott this the other day on his podcast. I was like, look, if you're listening to this podcast today and you don't have an about.me, and that's an actual website, an about.me, just go type it in. A-b-o-ut- dot me into your Google bar. And what it's it's a free thing where you can put all the information about who you are, what you do, you can put links in there, and it's all free, by the way. You don't need to pay for the paid service, just use the free service. That one thing is gonna get picked up by chat and by AA overviews to tell chat and AI who you are. That's just one, right? We want to get dozens of these out there, and so you want to make sure your LinkedIn is completely optimized and it's set up in a way where it says to the world, this is what I do, this is who I am. So you want to answer those questions, right? This is who I serve, this is where I serve, this is what I do, and this is how I help them. Right? You want to answer those questions every on uh LinkedIn, about me, all of your social media, Facebook, Instagram, TikTok, X, whatever you're on. YouTube is a huge one. If you don't have a YouTube channel, definitely have a YouTube channel. All of those kinds of places, chat and AI overviews, is gonna go out and go, hey, is Mike Swinson who he says he is? If he is, then I'm gonna pull that information and I'm gonna go, okay, he's a credible, trusted source. I'm gonna show him for whatever it is that he does, real estate, whatever it is, right? Podcasting, I don't know, whatever. If there's nothing out there telling me that he is this person or he is doing these things, then I'm just gonna pull somebody random in. It may pull somebody that you've never even heard of, that just randomly had some article or something out there just because, and it could have been 10 years ago, by the way, that it'll pull that in. So if you don't control the information for the things that people are searching for you on, it'll just randomly make it up and pull people in. So you've got to be proactive about getting your content out there, getting your place out there. Stuff like this right here. Podcasts are huge, guys. Like the fact that you've had a podcast for five years, number one, congratulations. That's unheard of. You're like one of the top 10% in the world, I'm sure.

Mike Swenson

Yeah, I think it's like I don't like 90% don't make it past five episodes or something like that.

Cory Long

So it's crazy, it's craziness. Uh and podcasts by themselves, like for you, do you know you can have an IMDB?

Mike Swenson

Uh, I did hear that at one point and haven't implemented it, but I heard as a podcaster. Yeah.

Cory Long

Yeah. As a podcaster, you need to go because when Google AI goes out and looks at you and they say Mike has an IMDB. Well, IMDBs have like cloud, they have authority. So Mike must be really a dude. He he must know what he does, he must be an authority in his space. Well, now it pulls over here and it says Mike is an authority in space because he's got an IMDB, he has a podcast, he's on YouTube, he's on all these social media, he's got a LinkedIn, he's got an about me, he's writing articles out there in places, right? There's all of these pieces of content out there that say he is this, this is what he does, who he serves, where he serves, how he does it. And it pulls all that data together and it says, here's the answer. That's the difference between what we've done for the last 11 years in my marketing and what we're doing today. We just launched about a month and a half ago, we just started launching our services for this because we didn't feel confident doing it because it's it's changing so rapidly right now. And so we just launched services. I just launched a new training to kind of teach this stuff because I'm seeing people going, How do I learn this? Because I know it's coming. But I I don't know what to do, right? I don't know how to like do it. But if you just do the things I just said, you're gonna be way ahead of most of the people out there.

What's really interesting is yeah, you're you're feeding the narrative about yourself. Um, and so you're you're able to control that versus you know, you think about you search a celebrity or whatever, and it pulls up whatever news article was published or whatever scandal they were in. And here it's kind of like you're the one writing the news that you get to put out there for what people see about you.

Cory Long

That is exactly right. And so what you just said is the exact truth. So you whatever it is that you want to be known for, so if you want to be the number, and this is what I tell real estate agents all the time, like the ones that I've met with here, I'm like, look, you need to figure out what do you want to be known for. Like what's your price point or type of house or neighborhood, or uh maybe school district, or I don't know, whatever. Maybe it's you you only sell on this lake, that's what you really want to be known for, or you only sell this kind of land, or you sell this kind of property, or this price, like there's one lady here in town that she only sells like multi-million dollar homes. That's all she does. And there's only so many of those in Lubbock, like Lubbock, Texas is not known for multi-million dollar homes, right? And so you when you start to figure that out, then you you reverse engineer that and you say, Okay, if I want to be known for this, then I need to go figure out how am I going to become known for that in a way where AI and all the so this is what we do. We go out and we we create articles and press releases and reviews. Like it's not you don't just want reviews, like for all of you realtors, you better have a really good Zillow profile. I don't know why, but AI loves Zillow, it does, even though Zillow's like half the time not even accurate on anything, yeah, right? It's but it it loves it, so you better have a really good profile, it needs to be updated, you need to optimize that sucker for who you are and what you do, who you serve, yeah and where you do it.

Mike Swenson

Yeah, I remember early on when I when I were was on the admin side of a real estate team, you know, it's like Zillow is kind of like the you know, the the beast that you don't want to be in a relationship with, but you have to. You have to and so I remember within the first six months of being on the team, I went back and fed in like a thousand past transactions so they can see when I'm searching in XYZ City, how many past sales did you have? And there was an issue where like you're supposed to be able to upload a CSV file and it wasn't working, and I couldn't get a hold of a customer service person to help me. So I ended up manually going house by house and typing them in because there was no other way to get it done, right? Like I couldn't talk to anybody. Like, this is part, you know, it's part of the issue is yeah, I'm trying to do the technology, I'm trying to do the customer service, can't get a hold of anybody. I remember I was watching um um a Minnesota Timberwolves basketball game on my couch in the basement on a Friday night, and I'm just cranking these out because now then when you go back and you see, oh, they've sold 2,000 homes in the last X number of years, that's what's really important. And so, yeah, somebody can see, oh, I have the experience. So that is the benefit of Zillow, is we we tell people it's it's your online resume because that's where people are gonna go to find you.

Cory Long

And it's not they're not finding you on Zillow. Zillow's getting pulled now into AI, and AI saying because of what's on Zillow, you're the one, right? You're the one that's gonna show out here. That's the difference between what's happening now compared to them. People aren't going to realtor.com. Like, I don't know if you guys have tried this, but you can go search for any kind of house you want. We're looking for property right now. So I'm going on chat and I'm telling chat, I want a this many acres, I want this size of house, I want it in this type of area, I want no or low tax. Like, I want like I'm giving it very specific stuff, right? And and then I'm telling it, I want it within this many um hours or minutes of this kind of town or I don't, whatever. Like you can get very detailed, and guess what chat's gonna go do? It's gonna pull every listing that has anything to do with anything that you just mentioned, and it's gonna pull it up and give you a list. It's a whole different way of searching. I don't, I don't have to go to Realtor, I don't have to go to Redfin, I don't have to go to Zillow, I don't have to, I don't have to do any of that junk anymore. I don't have to go to anybody's real estate site. So that means when you create, like for the MLS guys here, I actually created a custom GPT and it and it would go out. Number one, it would go out and check a uh a listing to see how well the listing's put together. And then I have one that I gave them that they can go create a listing out of that'll put all of the those little details that AI is looking for. So when you put a listing up now, don't skimp on the details. I'm not talking about all the little specific boxes to click and all this stuff. Like, I'm talking about like in the description, describe the things that somebody might be searching for because you may show up in a way that you never thought you would show up before because AI. People aren't going to Zillow and looking, they're going to AI and looking, and AI is going out and looking at all of them at one time and then pulling in whatever it wants. And and by the way, AI loves Facebook. I don't know why. Loves Facebook. So I'd be posting on Facebook, I'd be posting those listings, I'd be posting your brand, who you are, what you do, where you do it, all the things we just talked about. You need to be posting on social media, YouTube. I'd be doing little shorts. I'd do videos on your uh properties that you're selling. That video could get picked up 30% of the time. AI uses YouTube as the citation source. Right now. I don't know what it's gonna be in six months, but right now that's what it could be changed in next week, dude. Like that's the crazy part about the way it works right now.

Mike Swenson

I remember back, uh, I mean, it would have been eight, probably eight years ago, nine years ago, when we had a new listing, uh, we would do the tour video, and then on YouTube, the just the title of it would be the address because when Google would pop up, it would pull up all the real estate sites, but it would usually prioritize a video or two. And if your video is that exact address, you'd pop to the top. And so it was a way to hack being on page one was shooting a YouTube video with the address as the title, and it's just that type of thing, it's easy if you know what you're doing.

Cory Long

So think about it now with AI, it still loves video, so I would still do that for one video, right? And then I'd probably do a whole nother video that has to do with maybe you just standing in front of the property and talking about the very specific things that you think somebody would buy the property for. So, like with our house having a mother-in-law suite, that's huge. People are looking for barn, that's huge. The fact they can run a business out of our property, that's huge where we're at right now. The fact they could have animals on our property, that's huge where we live, right? And so there's very specific things that I would talk about in that video because all of that transcript can now get pulled into AI. And the more places that you put all the stuff, again, remember this is about building credibility. So the more stuff that you put out there, the faster AI is gonna find your property that you have listed. It's gonna find you as the brand, as the realtor, or as the person, or as the brokerage. And and you could be a solo, like I'm there. And she's just a solo agent. She has no team, she's not working with anybody. And she goes, How can you help me? And I was like, I can help you literally dominate the whole town. You want to do that? She's going, Yeah, I want to do that. Because it doesn't matter if you're solo anymore or a team. You don't have to have a team to be able to literally show across a whole area now, because AI just works differently. You got to build credibility. So if you think about anything you sponsor, any activities or events that you're involved in, every time you're mentioned out there, that's another signal to AI saying this is who this person is and what they do, they must be credible. So if Mike sponsors something for his real estate company, right? And let's say you sponsor some kind of nonprofit or a gala or a race or I don't know, whatever, right? And you're mentioned out there online. Used to, I don't know if you remember this, it had to be a do follow link. So, in other words, you had to be able to click on it and then it had to come back to your website to give you any authority. AI doesn't work that way. It just has to mention you. It could just mention who you are and what you do because AI can go decipher all that information and connect all the dots within milliseconds and say this is who it is. And this guy must sponsor this, and he does this, and he's a realtor, and he does apartment syndication, and right, and he's got podcasts and right, and it starts to put all those pieces together in like the blink of an eye and then spits it out as the answer.

Yeah. So if I created a race called the Mike Swenson Best Department Syndicator in the world race, then that would help feed back the data, right?

Cory Long

It really would. Yeah, you know what? So let's go down the you opened a rabbit trail here. Okay. Do you see the top 10 list? Like you ever paid attention to David Letterman?

Mike Swenson

Or what are you talking about? Top 10, top 10 in regards to what?

Cory Long

Like it could be anything, like top 10 realtors in a market or top 10 interest companies or top 10, right?

Mike Swenson

I thought you were meaning like David Letterman back in the day when he would read off the top 10 list or whatever. Okay.

Cory Long

No, but you can use that too. But think about these top 10 lists, those kinds of things now. Uh, think about from an AI perspective. AI loves data, it loves very clear, concise things. So if there's someplace out there that says Mike and his company is the number one blah blah blah blah blah blah blah blah in Minnesota or whatever, right? It's it literally is AI goes out and says, Oh, well, it must be the number one, whatever. I'm gonna go see, are there other places that says the same thing? Yeah, so those kinds of lists now actually matter. Whether it's real or not.

Mike Swenson

I was gonna say whether or not it actually has validity, yeah. They just see Mike Swenson's number one in this thing, and it could be the most could be my mom wrote the list, and that's just her unbiased opinion, right?

Cory Long

It doesn't matter, and if it's on a credible place, then it gives it even more weight. It's amazing the shifts that are happening, guys. Like the in 2026, you either are gonna get on board with AI and the way it's shifting, or you're not going to use typical organic marketing to get leads. You just won't. Because at some point the shift is gonna happen fast enough that people are gonna have to do it, and then people are gonna start doing the things that I'm talking about right now. We're way ahead of the game. Like we started breaking stuff a year ago. Um, we set up my knowledge, you know what a knowledge panel is? Yeah, so we set up my knowledge panel. So if you go search for somebody very specific, like let's take anybody that's a celebrity or anybody, they're all gonna have knowledge panels. Big authors are gonna have knowledge panels, right? You can have a knowledge panel. I can I have a knowledge panel. We have we do them for our clients. You can also have a knowledge panel for a business, by the way. So when we go do this work for somebody from our marketing agency, we set up a knowledge panel for them because it takes all of the information and connects it together in a really pretty way for Google to say, hey, this is who this person is. And these are all the businesses and all the different things that they're connected to. And it'll pop up and it'll show like images, all the different social media websites, it'll it'll pop up and show like different things across the top, and then across the right hand of uh your Google uh page when you search it. And that knowledge panel is important now. Those kinds of things are important uh for Google to be able to see and to tie you to all of these sort of things. So think of yourself online now as an entity, like whether it's your personal brand or you as a business, it doesn't matter. You're an entity now online. How can you make it trusted and credible? That's what we're after. And and again, like you just said, it could be your mom says you're the most amazing person. Doesn't matter, it just matters that somebody says it. Yeah, yeah.
