What's up, Mike? Been uh been really excited for this conversation. I love what you're doing, love what you build, love where you're headed, uh, and the people that you've impacted. So let's just get into it, man. Let's just have a real conversation today.

Walk us through your journey, uh, obviously the the military piece, but kind of you know, why real estate? How, how did you get started? And we'll go from there.
Tim Kelly
Yeah, no problem, man. So kind of looking back, you know, my life has really just been a series of identity transitions, like a lot of us. You know, I I kind of went from this confused kid. I grew up right outside of Chicago in like the suburbs of Chicago. Then, you know, God led me into the Navy. And so I went from this confused kid outside of Chicago to a rescue swimmer in the Navy. And like where, you know, I kind of we embodied the mantra so others may live. And then around my 10-year mark, I just got off this really long deployment, and I'm like, man, I don't know if I want to do another 10 years of deployments, of leaving my family, sacrificing my life, you know, my health, my sanity just to get a pension. And I like I I had a strong poll, and that's when God led me into real estate. And I realized that you don't need to have like a ton of money or a ton of experience, like anybody could actually be successful and create real financial freedom owning and holding real estate. And so, you know, I just started investing in apartment buildings, uh and mobile home parks, you know, RV parks, and I partnered with other service members to do that while I was active duty. That was a lot more lucrative, that was a lot more fun. I realized around my 13-year mark that I'm like, look, I'm not doing any more deployments. I just had to finish my enlistment that put me at 15 and a half years. I got out. It was bold, got a lot of funny looks. Because if I would have stayed in for 20 years, I would have got that pension. It's like free money. People were calling us like, no, I see it. I saw it very different. But you know, I went from that, then I built a bunch of you know, I created financial freedom very, very fast through real estate. And I realized freedom means nothing if you don't have the responsibility and purpose to handle it, Mike. And so a lot of identity transitions, a lot of hard lessons learned. But, you know, I know a lot of people here are thinking about or wanting to create some level of financial freedom, but that's completely different than the freedom that I'm like the real fulfillment where you have complete agency in your life. Because financial freedom is different from that. Um, didn't want to get too deep too quick, Matt. But you know, this is this is me, this is kind of my story, and I love sharing it because I want other people to avoid the mistakes that I made going through that journey.

So, so talk about maybe that those few moments or those seeds that were planted, because you mentioned, yeah, a lot of people are thinking pension in the military, right? It's it's safety, it's stability. And if I suck it up and do it long enough, I'll be able to then kind of reap the rewards of that time that I invested. You know, similar to this the story of people outside the military investing in their 401k, you know, waiting for that that safety net to then now your your mindset's thinking about okay, I'm gonna get out of this thing and I'm gonna do something else that's a totally different path. And and I'm sure a lot of your buddies were thinking kind of this the safe safety stability thing. And so talk about maybe some of those seeds that really got you thinking differently, and maybe some of the actions you took early on to start pursuing taking a left-hand turn here and doing something different than what probably a lot of your other people were doing in the military.

That 10-year mark where I got off that deployment, I was like, I, you know, I don't want to do another 10 years of this. Just a couple years before that is when I first used my VA loan to buy a single family home, which if you're not if you're not aware, says one of the best benefits that past and present service numbers have is the VA loan where you could acquire property, get into a home for 0% down. And a lot, a lot of even those service members don't know that you could get up to a fourplex with your VA loan as long as you intend on living in you know one of the properties. I didn't really know anything about house hacking, didn't know anything about investing, you know. A few years before I had that aha moment where God led me into real estate. But I purchased that home. I enjoyed the art of going to look at properties, negotiating, you know, being able to make a deal and owning my own property. And that ended up turning into my first house hack before I even knew what house hacking was. We had this big master bedroom on the lower floor and a big master bedroom on the top floor. And then, you know, I stayed on the top floor, so I just rented out the lower one. I was like, you know what? I I thought my family was gonna be coming to visit me a lot more, but they're not. I'm just gonna try to make some money here. So, you know, I rented that out and I turned him a house hack, and then I ended up, you know, selling that property for a good amount of profit because while I was living in it, I was just lit, I was fixing it up by you know, put some tile in the kitchen, redid the kitchen, redid the bathroom, stuff like that. And I realized, like, wow, you could actually force value and appreciation into these properties and root the benefits when you sell, like so, like that's the seed that was planted, Mike. And then when I, you know, eventually had that aha moment where like I need to figure something else out. I was 10 years in, I'm not, I'm not doing another 10 years of this. That's when I realized that I enjoyed doing that, and like something pulled me into the whole real estate investing, and that's when I found rich dad, poor

dad. I started listening to podcasts, I just immersed myself in education to learn how people actually build wealth in real estate. And uh and so for a for a while, I was like trying to figure it out on my own, and I was trying to learn, and you know, information like is powerful, but it's useless without implementing anything or doing anything, and so I had fears, I had uncertainties, and I had doubts because I was like learning and I was reading, but I was like sitting here, I was like an E6, I was actually living paycheck to paycheck. I wasn't didn't have a whole ton of savings, but I like all of a sudden wanted to get into these apartment buildings. I had imposter syndrome. Like, like I was like, dude, uh how am I gonna go from where I'm at today to owning this multi-million dollar? Like, I wanted it, but I didn't know if it was even possible, if I was worthy. And until I invested in myself, got the right education, got some training, and put myself in rooms with other people who were successful at it, who were actually doing what I was wanting to do, and who were willing to like help me and potentially partner with me. That's when I had faith. That's when I knew that I could have looked at them, I was like, man, like they're not that much different than me. I that gave me hope, you know. And that's when I started like kind of moving the needle a little bit, and that's when I ended up getting into a department building, you know, while I was still active duty. I partnered with a couple people.

You know, I I remember because previous to being in real estate as an investor, I was in real estate on the residential side as an operations person. And so I remember like telling my boss, you know, like he'd have all these ideas, right? And so my job is in the operations is to, you know, probably say no to a lot of his ideas and the shiny penny syndrome. But a big thing that for was for me was, you know, kind of just show me the starting line, show me where you want this to go, and kind of some of the boundaries, and I can I can get us there. And it sounds like for you, that's really when you were able to see some people doing it, getting in the rooms of people who are doing it, it's like, okay, now it opens up the belief, right? And you talk about imposter syndrome, but like you see other people doing it and you're seeing how they're doing it. And so then you start to fill out in those pieces and kind of go step by step by step and start working your own path versus just not knowing how to do it, right? And so it's you're you're just starting to educate and see that path from other people that have done it before you.

Man, my like so one of my mentors in this very beginning that I just connected with, you know, told me something that has resonated with me to this day. And for those who are listening, like if there's one thing that sticks from this conversation, it's this you cannot succeed in isolation. Mike, you could probably resonate. Like when you isolate, the part of your brain that has been programmed since you were born, just like mine, just like yours, Mike. They want you to stay small, they want you to stay conservative, they want you to be safe and not take risks. When you isolate, that part of your brain will negotiate with you to not take risks, to not step in those rooms with successful people that you're not worthy. That part of your brain is gonna continue to negotiate with you and it's going to win. But when you put yourself in rooms full of people who have looked past that and know that you can't succeed in isolation, you start seeing people who are not very different than you achieve the things that you're already trying to achieve. They're doing very, very well with it. You have to be intentional about putting yourself in the right rooms because just like me, Mike, just like you, Mike, and for those of you who are listening right now, we all grew up in a society that wants you to stay small and wants you to work for somebody else. They don't want it, doesn't want you to take risks. We're programmed all the way going through school, right? So the people you're probably associating with, if you have maybe have a job or if you're at a company, you know, working, there's a really good, there's a really good chance that those individuals have the same mindset. They're not willing to take the risks, they're not willing to make a big impact, they're not willing to do the impossible to change and to change their family and their future. And so if you can keep hanging out with them, they're gonna convince you that you're crazy, just like I did when I was in the Navy. The people around me were trying to convince me that I was crazy for getting out at 15 and a half years as a senior enlisted leader when four more years, I could have got a bunch of free money, pension for life. I saw it differently, man. A lot of people around me were literally calling it free money, Mike, but I saw the trade-off differently. I saw the deployments, the family strain. Families were not supposed to be separated for six to 12 months at a time. That like you are sacrificing your health, you're sacrificing time, the most precious thing you can get back. So you have to be intentional and get uncomfortable and to put yourself in the rooms to remove yourself from those rooms with people who are okay with thinking small to put yourself in the rooms full of people who are striving and who want to make a big impact.

Now, a big piece is going from it's it's a reason why in our logo it's a it's a little guy kind of little character making a leap because you have to make a leap from nothing to something, and then there's a gap where you're you're unsure of what the future is gonna hold. So when you started that first big investment, talk about how you kind of found out about it and then really deciding, like, yeah, I'm I'm pushing my chips into the middle here, and I'm gonna do something crazy that I haven't done before.

I was around a lot of really great leaders in the military. And I was around just as many leaders that were poor. They did not embody honor, courage, and commitment, the Navy Corps values, right? But they were just put into a leader position, a leadership position, just because they decided to stay in because they wanted that pension and they were unhappy, right? So many people are in a job, whether it's the military or some other career that is incentivizing you with a pension just to get that pension, even though you are unhappy. I my biggest fear was just being in the Navy for another 10 years and not really loving it. I felt like it was not my true purpose. I I especially once I got started, Mike, where you know, I was more excited about sharing with people what I was doing in real estate and how I was able to like, you know, move the needle in my my building my wealth and building my net worth. I was more excited about helping other people do that and creating a legacy for myself than I was going on a deployment, you know, and and serving my country. Um, and it just like pulled me in that direction because I wasn't, I didn't feel aligned, you know. And there's too many people that will ignore that. There's way too many people that will ignore that gift. It's a gift when your body is signaling you, it's sending you signals for a reason. If you don't feel like you're aligned, you're literally gonna keep working and keep keep continue climbing up a ladder that's leaning against the wrong wall, right? I didn't want to keep climbing up that ladder, you know. And I was willing to, you know, wake up extra early, you know, stay up late, um, sacrifice entertainment, sacrifice, you know, Netflix time just to figure this whole real estate thing out. And I it was it was a blessing that I was put in front of the right people that helped me with that. Because this wasn't this wasn't me. Uh this was this was God's work. This was the people around me that I just decided to be a student, I decided to be uh, you know, uh uh to be coachable, you know, and um be humble. And that's one of the biggest things is to have take that first step. And I'll just say this, Mike, you know, there's no way you could see the stop the top of the stairs until you take that first step. And a lot of people are waiting to see the whole entire path laid out step by like a hundred percent clarity on this is what I'm gonna be doing, it's gonna be perfect, I won't make any mistakes, I'm not gonna fail or struggle, and that's what I'm gonna, that's what I'm gonna accomplish. People are waiting for that, and that's a fantasy because you just you know this, Mike. Success is not a straight line. You are gonna go through peaks and valleys, ups and downs, depression, anxiety, like thinking that you're absolutely insane, wanting to give up, wanting to fail. One of the best quotes ever Winston Churchill said success is defined by going from failure to failure without losing losing enthusiasm. So I think too many people are waiting for that perfect path instead of just taking that step. And if people think about the cost of maybe they have to invest in themselves or maybe they have to, you know, invest in coaching or buy a a course or hire a coach, they think while it costs a lot, the cost of doing nothing is a lot more expensive than taking that step and making a mistake. I'll say that again because this needs to stick with the people listening is the cost of inaction, the cost of doing nothing is a lot more expensive than taking a step and making your first mistake. Just think about where you would be in 12 months if you did nothing. Probably be more unhappy, have more fear, have more resentment, have more regret. Or you take that step because that first failure is actually the first stepping stone towards what you're what you really want.

And for you, it was the you know, leaving leaving early before your pension kicked in. You saw I could stick it out for these next four years, or I could then go build something for four years that's gonna more than make up for me just sitting on my hands and doing nothing.

And that's one of the reasons, Mike, like why I didn't say, Oh, I'm just gonna go buy a couple single family rental properties. I didn't have enough time. I wasn't patient enough because at the time, I mean, now you you know, numbers usually don't make sense to buy residential real estate and with that cash flows, you know, you have to be really, really, really you have to find some jackpot markets and some jackpot deals and some people in really bad situations. And back, but back then, like it wasn't that difficult to find cash-flowing single family rentals that would cash flow maybe like a hundred or two hundred bucks a door. And even at that point, I was like, that's I, you know, that's not enough. That's not, I can't get to where I want to go fast enough, which is why I kind of want to write into large apartment buildings and mobile home parks and commercial real estate. Because I was able to get into just a couple of these large deals that were completely and totally life-changing that also gave me the confidence to just walk right out.

If I didn't have a plan, like if I didn't already have momentum, it would have been kind of silly for me just to leave, you know. But I was working so hard and I knew I was what I was doing was a lot more aligned with my actual true purpose, my God-given mission and my purpose. Plus, like I had the opportunity to share my journey and share my story and help mentor thousands and thousands of past and present service members on their journey to financial freedom, too. And like that alone was, you know, the the whole mission be with that is helping other military members create financial freedom by owning more of America, like by owning more of the land that they swore to protect. I was way more fired up about doing that than going to like, you know, do a job on a ship floating in the middle of the Persian Gulf where it wasn't really that exciting. Like it was it was cool. I was a rescue swimmer, I got to do some really cool training, I got to see some really cool things, I got to see the world. I, you know, it the Navy really built me into who I am today, the grit, the resilience, like all those things the military does for people that translates very well into business. But as soon as you get out, the Navy doesn't care. Like, and so like I didn't it didn't make sense for me to stay in and trade another five years of my precious time just to get a pension. When I had the time, I had like a I had a four flux that was cash flowing more than my pension would have been. Meanwhile, I was doing these large hundred plus unit commercial multifamily deals, and I was like, it just doesn't really make sense in my brain to stay in. Like, you know, it just uh it was it wasn't an easy decision. It was still bold, it was still a bold move, and I got a lot of crazy funny looks. Um, but I'm telling you, man, you know, the the the people who are willing to take that type of action are the ones who are going to achieve the level of freedom that most people will never be able to achieve, you know, because I wasn't willing to negotiate with the part of my brain that is trying to convince me to stay small, be safe.
